Quickbooks online for rental properties

Hello QB community,


i am currently using QB online pro to keep track of 9 rental properties I own.

i use classes for each building, some are single family some are multi unit. It works fine, but I find it very expensive and over kill as I only use it for keeping track of income and expenses. I don’t send invoices or anything else.


i want to explore using a less expensive quickbooks plan, where each property is a project or customer.  Can someone tell me which is the right plan and approach for me? Considering I self manage, and I only have 9 properties?

Hi there, stoneproperties.


The class tracking in QuickBooks Online is only available in the Plus and Advanced plan. If you want to downgrade to Simple Start, you can use the tags.


The difference between class and tag is that you can use classes to track specific line items while tags track the transaction as one. Here's how to turn on this feature:

  1. Go to the Gear icon and select QuickBooks Labs.
  2. Look for the Tags feature and turn it on.
