Re: I just started qb. i am a landlord. but the qb start up page is different from youtube video on landlord. is there a special product i should have used on qb?
The "special" product as used in the videos is QB Desktop, not Online. The basic information however is correct and most of the methods involved are also correct - just a difference in where you find things.
In a nutshell you have tenants that are sub customers of your units which are sub customers of your buildings which are sub customers of your properties. My own procedures also call for setting up each property (per deed and related to Schedule E columns) as a Class and using Class Tracking which is unavailable to you unless you were to upgrade to Plus.
Within the confines of usage limits and a max of 250 accounts in your COA yo may have to skip using a full account tree to identify property-building-unit-tenant and instead list tenants as top level customers only without assignment by unit-building other than just their address you list. Harder to see your properties at a glance this way.
You will probably find an eventual need to upgrade at least to Essentials for the ability to manage vendor billing as I know very few landlords that can pay out of pocket for everything they buy.
