Rental property and Quickbooks

I run a rental business with a few properties.

The way that it set up on Quickbooks as of now is, I have a customer for each property and tenant. For example:

Customer list:

#203 - Full name

#204 - Full Name

#205 - Full Name

etc etc

 

My question is- once a tenant moves out and a new one moves in, should I just change the customer name? Let's say from "#203 - Imri Persiado" to "203 - New Tenant" Or create a new one and leave the old one as is?

make the address a parent customer

then the unit number as a sub customer

and the tenant a sub customer of the unit

 

when the tenant moves and deposits are used or refunded, make that tenant inactive and create a new one for the new tenant

Should I mark the unit (which is a sub customer of the address) or the customer (which is a sub customer of the unit) as "bill with parent".
