I'll show you the way to transfer a tenant security deposit, NOLALIVES.
We'll have to create a journal entry in QuickBooks to transfer the security deposit. Before doing so, make sure to debit it to your liability and credit it to the Accounts Receivable (A/R).

Once you're ready to apply the journal entry to the invoice, just tap the Apply Credits link in the Unused Credits section. For your visual reference, I've attached some screenshots below.
Also, you'll have to ensure that there are no outstanding balances that the credit created in the journal entry can be applied to.
To prevent messing up your books, I'd also suggest consulting an accountant. They'll be able to guide you through the process.
