how do i transfer a tenant security deposit from one property to another property

I'll show you the way to transfer a tenant security deposit, NOLALIVES.

We'll have to create a journal entry in QuickBooks to transfer the security deposit. Before doing so, make sure to debit it to your liability and credit it to the Accounts Receivable (A/R).

  1. Go to the Accountant menu.
  2. Select Make General Journal Entries.
  3. On the first column, choose the Security Deposit account. Then, enter the amount under Debit.
  4. Add the tenant's name.
  5. On the second line, pick the Accounts Receivable account. Then, add the amount under Credit.
  6. Once done, click Save & Close.

For more details, please see this article: Create a Journal Entry in QuickBooks Desktop.

Once you're ready to apply the journal entry to the invoice, just tap the Apply Credits link in the Unused Credits section. For your visual reference, I've attached some screenshots below.

Also, you'll have to ensure that there are no outstanding balances that the credit created in the journal entry can be applied to.

To prevent messing up your books, I'd also suggest consulting an accountant. They'll be able to guide you through the process.

Additionally, I've included these articles that'll help you learn more about customers and vendors workflows and managing your account in QuickBooks Desktop:

Please come back and keep us posted on your progress in transferring the security deposit. It's our priority to ensure your books are always accurate.
