Can i add rental inventory?

Yes, you're able to add a rental inventory in QuickBooks Online. It's my pleasure to present complete instructions on how to fulfill this. 


If this is your first time setting up an inventory, let's turn on the feature first. Let me guide you how: 


  1. Go to Settings ⚙, then select Account and Settings.
  2. Pick the Sales tab.
  3. Hit Edit ✎ in the Products and Services section.
  4. Turn on Show Product/Service column on sales forms.
  5. Turn on both Track quantity and price/rate and Track inventory quantity on hand.
  6. Tap Save, then hit Done.


After that, let's add the inventory products. Here's how: 


  1. On the left panel, hover your mouse on Sales, and choose Product and Services.
  2. Click on New.
  3. Choose Inventory, then complete the required information. 
  4. Tap Save and close

Once the setup is all good, you can now track them when they sell, either create invoices or sales receipts


  • Generate invoice if the customer's paid later
  • Add sales receipts if the clients paid on the spot.


Last is to process tenant's payments, then deposit them to the correct account. 


Also, you can always access any reports to review the payments and transactions of your tenants. Then customize it to show the specific details.

userosker727, I realize this post is a few months old but I wanted to chime in for your and other's sake who may find this thread. Right now there is not a good, straightforward way to track "rental" inventory directly within QuickBooks online or QuickBooks desktop.
