I'm a small time real estate investor and I'm wondering how to record when an outside investor wants to invest in/ fund a certain project but not invest in the company as a whole, i.e not an equity investment.
Per the QuickBooks design, you can record your investor's money as other current assets. But I still recommend checking with your accountant on how to handle and track this investment.
Nevertheless, here's how to create your other current assets account:
This way, you'll be able to record the investment money of your investor.

How would you track the monthly dividend/interest payment to the investor if we were to setup the investor initial contribution as other asset?
