I purchased a QBooks Desktop Pro 2024 non subscription from a retailer like you suggested but after installing it on 5/22/2024 Intuit kept sending me pop-up screen saying my Qbooks version will expire in 7 days and will be in read-only mode.

Only scammers offer QB Desktop 2024 Pro Plus and Premier Plus with non-subscription licenses. You should contact the scammer and ask for a refund. Unless they're gone. Then you can purchase a legit license through a reputable partner + you can get cashback.
