Tracking multiple rental properties without classes

I own 3 buildings occupied by 7 tenants. I have a property manager that collects rent, takes out her fee and any other expenses (landscaping, repairs, etc.) and deposits the NET amount in my bank account. How do I receive the rental income from the tenant but reduce the incoming amount by the expenses (and still track what each expense is)? My challenge is reconciling the bank with QBO since the bank deposit is not always the same as the rental income. Ideas?

Tracking multiple rental properties without classes

Hi there, Jan.

I'd like to share some insights about tracking your multiple rental properties.

There are other features available that may be more specific for your tracking and reporting needs without the use of the class tracking feature:

Before deciding how you'd like to begin tracking your expenses and rent payments, I'd recommend working with an accounting professional. They'll be able to help identify which process works best for your business needs.

On the other hand, If you're using our Plus or Advanced plans, you can track income, expenses, and/or profitability by business segment with class tracking. This enables you to have a clear picture of each segment's financial health while running reports.

If you decide to upgrade your subscription to QuickBooks Plus or Advanced, you can do so anytime.

You can take a look at the following pointers below to know more about this feature. The links will provide you with steps from setting up to pulling up reports to review your transactions with locations:

If I can be of help while working in QuickBooks, please let me know. I'm always here to keep helping. Have a good one!
