Contractor for Rent Expense and 1099 Misc

We are using Quickbooks Online Payroll Core.  I need to send a 1099 MISC for Rent.  How do I set this up?  The only options I see when making a payment to a contractor are Contractor Payment and Contractor Reimbursement.  This will create a 1099 NEC which is not the correct 1099 for Rent.  The "Contractor" in question converted from Intuit Online Payroll with all of the other contractors, but I do not see an option for adding Rent Expense to the profile.

Thanks for your help!!

Contractor for Rent Expense and 1099 Misc

Hi there, Midbell.

Thank you for visiting again the QuickBooks Community. I'll be sharing some details on setting up 1099. Then, ensure that you'll be able to choose the correct option in tracking contractor payments.

To start sending a 1099 MISC for rent, you'll have to set up your contractors as vendors. QuickBooks tracks all their related payments so when you need to file their 1099s, you already have all their info.

Additionally, with QuickBooks, you can elect to print and e-file your 1099-MISC and/or 1099-NEC. Then, to create these forms there are a few steps you can take to ensure your chart of accounts are correctly arranged for both the 1099-MISC and 1099-NEC forms and reports. With this, I recommend properly mapping the accounts of 1099 to ensure you'll be able to see an option for adding Rent Expense to the contractor's profile.

If everything is accurate and the issue persists, I recommend logging in to your QuickBooks account using a private browser. Then, set up your contractors and track them from there. This is to rule out the possibility of a webpage issue, and private browsing doesn't store local files or cache.

Use these keyboard shortcuts based on the browser you're using:

  • For Firefox or Microsoft Edge, press Ctrl + Shift + P.
  • For Chrome, press Ctrl + Shift + N.
  • For Safari, hold down Command + Shift + N.

If it works in incognito, I recommend clearing the cache of your regular browser. This removes the history or log of sites so you can start with a clean slate. You can check this article to see the steps: Clear cache and cookies to fix issues when using QuickBooks Online.

If the steps above didn't work, use another supported browser as alternatives.

Lastly, you may refer to this article to see various details on what forms or boxes you'll have to choose on Forms 1099-NEC and 1099-MISCUnderstand payment categories for the 1099-MISC and 1099-NEC.

Don't hesitate to drop me a reply below if you have any other 1099 forms concerns or anything about QuickBooks. I'll be your helping hand today. Have a good one.

We do not use Quickbooks for our accounting software, we only use the online payroll

Just so I understand, you're trying to issue a 1099-MISC for rent using QB Payroll?  That's not going to work.  Your accounting software should issue a 1099-MISC for rent since the payments made for rent should have gone through there, not payroll.

The software we use for our financial statements does not prepare 1099s.  I have always done this in the past (Intuit Online Payroll) along with our Contractor 1099s.  So what I am seeing is that I can prepare our contractor 1099s but not a 1099 MISC for using Quickbooks Online Payroll?

Hello, Midbell.

Thank you for getting back to us. Yes, you are correct. As mentioned by Rainflurry, your accounting software should issue a 1099-MISC for rent since the payments made for rent should have run through there, not payroll.
