could someone pl explain how to apply Discounts in a monthly invoice at line level.

You can use sub-total so you can apply a discount per line item. Here's how:
Then, create a discount item if you haven't set it up yet. Just press Ctrl + N again and select Discount.
After putting all items in the invoice, add the subtotal first before the discount. The, add more items you need in the transaction.

CAn you ellaborate on this. I don't understand where you are findin ITEM List on the LIST menu. where is this? I would like to apply a discount to an order but then also have products in that order that receive a different discount.

The steps shared by my colleague above are intended for QuickBooks Desktop (QBDT). You may be using the online version (QBO), that's why you're unable to follow those steps.
If this is the case, the process to add a discount in QBO is different. How you set up and apply discounts will vary depending on which experience of invoices you have.

thank you for your response but that does not answer my question. If you read the thread it refers to line item discount and not discount at the end of the invoice. In the meantime, I have read multiple threads on this topic and it appears it is a feature that Quickbooks is lacking. This is a basic invoicing feature that Quickbooks does not have but should have.

Basically the only option that QBO customers have to utilize line item discounts is to go take a look into Xero.
