Have you tried opening your account in a private browser? Large data in the cache results to QuickBooks working unexpectedly.
A private window doesn't save your browsing history making it a great place to test browsing interruptions. Try these keyboard shortcuts depending on the browser you're using:
Google Chrome: press Ctrl + Shift + N
Mozilla Firefox: press Ctrl + Shift + P
Safari: press Command + Shift + N
If it works fine in the private window, clear the browser's cache to remove the log files and start with a clean slate.
Also, aside from marking the Address box on the Custom Form Style window, you can also use the Message to customer on Invoices field. Anything filled in there will show at the footer of sales forms. Here's how to do that:

Hi there, abouttodumpintu.
In QuickBooks Online Essentials, Plus, Advanced, and Accountant plans, you can customize invoice templates to include an address in the Header section.
Here's how:
1. Go to the Gear (⚙) icon, then choose Custom Form Styles.
2. Locate the template.
3. Click Edit.
4. Open the Content tab.
5. Hit the Pencil (✎) icon.
6. Use the + Address option and tick Street Address.
7. Enter your address.
8. Select Done.
Now customers will be able to see where to mail their payments upon receiving their invoices.

This only works if you print the invoice. How do you make it show up when you EMAIL the invoice?

I tried to replicate the steps given by my colleague ZackE. Based on the troubleshooting steps, your customer will be able to see the address to mail their payment.

That's not an invoice. the secretary prints the invoice puts it on bosses desk and then nobody can pay it because there's no address on it.
I called tech support and they told me that it works on their end and sent me the same instructions but it still doesn't work. Send yourself an invoice and see if it works
This is the way to make it work. my problem ended up being something wrong on the back end with my database. It would not allow me to do this until somebody did something. This was the first thing I tried and it would not work.

It seems like I generate these issues by switching between desktop and web browser versus mobile device and mobile app. I will try using an incognito window from now on, thank you.
